WHAT IS THE DIFFERENCE

BETWEEN A MODULAR & SECTIONAL

A Modular Home is built to the BOCA housing code, which is the same code that stick built homes are built to. They are brought to your site on a carrier and when placed there is no steel under the home. A Modular Home needs to be placed on a crawl space or foundation.  A Modular Home can be a customized home from your plan or one of the many plans now offered by the manufacutrers. They don't have titles.

A modular home is unique because it is built in a climate-controlled factory. Building in this way reduces the chances of weather related delays or problems. When coupled with the fact that building supplies are stored in on-site warehouses, it also virtually eliminates the chance that wet materials will be used when building the modular home.

A Sectional Home is built to the HUD Code.  A Sectional Home can be placed on a foundation or piers.  A Sectional Home has a title. 

 
 
DOES MY HOME HAVE A WARRANTY??
 
  Every home has a one year manufacturer warranty.  Gary's Homes is a Member of MHWC which means that your Sectional or Modular Home also has a 10 yr. Limited Warranty.  For all 10 years, the Warranty includes protection on warranted structural elements in your home, as defined in your Warrranty book.  The Warranty identifies which parts of a home are warranted, and the criteria for establishing a structural defect.  Your Warranty Book spells out who is reaponsible for warranted repairs, defines basic terms that are important for you to know, and describes the process you will use if you think you have a warranted problem in your home.  Note that the warranty is "limited" which means you are responsible for maintaining your home, from changing lightbulbs to maintaining proper drainage patterns.  Areas which are not part of the primary residence, such as driveways, are excluded from your Warranty and some products come with a manufacturer's warranty. Warranties on items such as appliances, siding, windows, shingles or doors are subject to those manufacturer warranties.
